The big day is finally here. Make sure that you bring a valid government issued ID and be prepared to sign… and sign… and sign. A few days before this day, you should have received a statement from the title company showing all of the costs associated with the transaction (and who is paying them). We go over this before arriving at the closing table to make sure that they are applied correctly. The final line on this sheet is how much the buyer is bringing to finalize the deal and how much the seller is going to walk away with after everything is signed. One thing worth mentioning here is that if you are required to bring in excess of $10,000 to fulfill your obligations, IT MUST BE WIRED to the title company prior to closing. This process takes a few hours to actually post to the title company’s account so do it early in the day or even a day or two in advance. You will receive wiring instructions from the title company. These instructions WILL NOT be coming from your Realtor®, mortgage company, home inspector, contractor, or even the president of the United States. Any thing other than your title company is most likely going to be fraudulent. After these instructions are received, call the title company at the number provided for you early in the transaction or look their number up. DO NOT call the number on the notification unless it exactly matches a number you have verified. Confirm the amount of the wire as well as the account number and routing number you are wiring the money to. Your bank will usually ask questions to ensure that you are not being victimized by a scam, just tell them that you are buying a home and have confirmed the information provided. It sounds scary, but money is wired thousands of times every day throughout the United States to legitimate receivers. It will be fine if you verify. !!!WARNING!!! WHEN YOU WIRE MONEY FROM YOUR ACCOUNT TO ANOTHER, IT IS GONE AND CAN NOT BE RETURNED. MAKE ABSOLUTELY SURE THAT YOU HAVE THE CORRECT NUMBERS AND VERIFY LEGITIMACY. Take a deep breath and relax. The worst part of the day will be the cramps in your hand from signing so many documents… but at the end of it you can smile because you now have your home.
